Manunda

Cleaning for Manunda shops, clinics and offices

Manunda is a mixed inner suburb rather than a commercial precinct: a shopping centre, medical and community services, small offices and shopfronts scattered through older building stock. The premises are smaller than the CBD, and the cleaning is a different job because of it.

What we clean here

Smaller premises, same standard

A Manunda site is usually one or two rooms and a washroom rather than a floor of a building. That changes the length of the visit, not the standard, and it makes a few things matter more than they do in town.

Shopfronts and reception areas

In a small tenancy the entry is most of what a customer sees, so the floor inside the door, the glass and the counter carry the impression on their own. There is nowhere for mess to hide. These get done first on every visit rather than last, which is the opposite of how a large site runs.

Clinics and community services

Manunda has a lot of health and community service premises in a small area, and they need a documented standard rather than a general wipe down. Treatment rooms, waiting areas and the washrooms the public uses. We keep clinical areas separate in the written scope so there is no ambiguity about what was done.

Older buildings and wet season damp

Much of the commercial stock here is older, which usually means less ventilation and more places for moisture to sit. Mould shows up behind cabinets, in washroom ceilings and around air conditioning long before anyone smells it. We check those spots on the regular visit rather than waiting for a complaint.

Common questions

Cleaning a Manunda premises

The questions we get most often from smaller tenancies around Manunda.

Is a small tenancy worth your while?

Yes. A lot of our work is single-room offices, clinics and shopfronts on a weekly or fortnightly schedule. Small sites suit an owner-operated business better than they suit a franchise with minimum contract sizes. Tell us the rooms and we will quote it honestly, including telling you if you do not need us as often as you think.

Can you fit in between appointments?

Yes, and for clinics that is usually how it works. Before opening, after close, or in a set gap in the day. The window gets agreed at the walk through and we stick to it, because turning up outside it is worse than not turning up at all when there are patients in the waiting room.

Do you deal with mould in older buildings?

Routine mould prevention is part of the regular clean: washroom ceilings, behind fixtures, around vents and the spots that stay damp. If mould is already established in the building fabric rather than on the surface, we will say so rather than paint over it. That is a building problem, and it needs fixing before cleaning can hold.

How often do we actually need you?

For most small Manunda premises, weekly covers it, with fortnightly working for quiet offices and more frequent visits for anything clinical or public-facing. The wet season usually warrants a step up between November and April. We would rather set the right frequency at the start than sell you more visits than the space needs.

Do you restock consumables?

Yes, included as standard. Hand towel, toilet paper, soap and bin liners checked and topped up every visit. In a small premises there is usually nowhere to store much stock, so we keep an eye on usage and flag it before you run out rather than after.

Who actually turns up?

The same person or the same small team every visit, and often Dan himself. They learn your building, your alarm and the things you care about, and you stop having to explain it. Keys are signed out and logged, and alarm codes stay with the people who need them.
