Dan Hart has worked in cleaning across Far North Queensland for over twenty years, and has run Commercial Cleaning Cairns since 2020. He is on the tools most days. If you call the number on this site, he is the one who answers.
Owner operated, and what that actually means
Plenty of cleaning companies say owner operated. In practice it usually means an owner who quotes the job and then hands it to whoever is free that week. Here it means something narrower. Dan walks your site himself before you get a price, he knows which buildings have awkward access and which bathrooms need more time than they look like they need, and he is often the person doing the work.
That has a few consequences worth knowing before you call. Quotes take a little longer, because they involve an actual visit rather than a figure guessed from a floor plan. The schedule is finite, so there are weeks when the honest answer is that he cannot take your site on at the frequency you want. And when something goes wrong, the fix does not go through a call centre or a ticket queue. It goes through one phone call.
Twenty years in the tropics
Most of what Commercial Cleaning Cairns does differently comes from working in this climate rather than reading about it. Humidity sits high most of the year. Mould establishes in a fortnight, not a season. Salt air off the Coral Sea wears down glass, metal fixtures and door handles on the coastal sites, and red dust does its own kind of damage inland. The wet season turns every entrance into a problem and every building closed over a long weekend into a smell.
None of that shows up in a national cleaning standard, and it is the reason a schedule copied from a Brisbane or Melbourne office tends to fall behind by February. Twenty years of wet seasons is mostly what you are buying.
The business
Commercial Cleaning Cairns has operated under Dan since 2020 and is incorporated as Commercial Cleaning Cairns Pty Ltd, ABN 90 668 540 172. It is a local business, not a franchise, which means you are dealing directly with the person responsible rather than with a territory holder reporting to a brand.
The practical commitments are the same for every client. The business carries $20 million public liability insurance and its cleaners are police checked, and the paperwork for both goes out with your quote if you ask for it. Keys are signed out and logged, and alarm codes stay with the people who need them. If a key ever goes missing, you hear it from us first. Scope is written down room by room against a fixed price, with no lock-in contract, so you are never paying for an hourly guess.
Where the guides come from
Dan writes the guides on this site himself: what a three hour office clean actually covers, what commercial cleaning costs per hour in Queensland, how to price a job if you run a cleaning business yourself. They are written from quoting and cleaning real premises in Cairns rather than from general industry advice, which is why the numbers in them are specific and occasionally unflattering.
If you are weighing up a quote, the rates guide is the most useful place to start, and the five golden rules covers what a tropical office needs that a standard schedule misses.
